The truth is, without a thorough home inspection performed by a qualified professional, property buyers, sellers, and owners can't really know what defects may exist in a home. A Lone Summit Home Inspections professional will evaluate all the major elements of the home so that you can make decisions about your current or potential property.

We take pride in our work. We have more than 50 years of combined experience in the construction business, which means that we know how things go together and why things are the way they are. We've learned through experience what to look for and where to look.

We are Certified Home and Environmental Inspectors. We follow the National Association of Certified Home Inspectors (NACHI) Code of Ethics and Standards of Practice.

We also have undergone significant training through the Kaplan ITA program, and go through refresher training each year. And most importantly, we consider your home inspection the most important one we've ever done.

Home inspections can help you buy or sell your home with confidence. As trained professionals we have seen it all, and we'll provide invaluable help in turning you into a knowledgeable consumer. Pre-purchase Inspection
When looking to buy new or older homes, the best way to ensure that you are well informed about the strengths and weaknesses of a property is to have us give you a professional home inspection. We are trained to identify problem areas both small and large that may have been overlooked by the previous owners and to identify which require immediate attention. Listing Inspection
Whether you are selling your home on your own or using a realtor, it's always a prudent idea to have a professional home inspection. Knowledge is power. All homes have strengths and weaknesses: We help you answer how serious the problems are and which must be immediately addressed and which can wait. New Construction Inspection
In a new home, the quality of construction is often not what it used to be some years ago, therefore many buyers have independent reviews of their properties during various stages of the construction process, including slab, frame, and final inspection. This inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you've dreamed about. New construction inspections are broken into 4 different stages: 1. Footings and foundations; 2. Framing and structure; 3. Rough plumbing and electrical; and 4. Final inspection of interior and exterior.

Homeowner Inspection
A home inspection for the home owner who simply wants peace of mind for his/her own home.

Warranty Inspection
In Utah a home builder is required by law to provide a one-year warranty on a new home. Generally during this period of time the buyer develops a "punch list" of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a great deal down the road.

Rental/Condo Inspections
Protect yourself and your rental deposit by having a rental home or condo inspection completed before you move in. This inspection can verify any damages or bring to light any issues before you move in so you won't get charged for it when you move out.

Property Management Inspections
On-site property inspection is an essential element to a value-enhanced, proactive approach to property management. Annual or routine inspections are available to identify problem areas both small and large and to identify which require immediate attention. We also can inspect work in-progress to ensure quality.

Draw Inspections
We now offer draw inspections for lenders. When banks and other lenders make construction loans they need to confirm that funds are being paid out and that work is being completed in a timely manner. We will work with the lender and get this inspection done using either our inspection process or the preferred method of the lender.

Environmental Hazards
Our job as your professional home inspector is to alert you, to the extent possible, to unknown problems and potential environmental hazards in your current or potential house. Ours is a non-invasive visual inspection of your property which can alert you to possible problems. See our Environmental Hazards page for more information.

We inspect for these hazards:

* Lead: Lead is a highly toxic metal that was used for many years in products found in and around our homes. In general, the older a home, the more likely it has lead-based paint. See Lead FAQ.

* Mold: There are many types of mold, and none of them will grow without water or moisture. Molds can produce allergens, irritants, and in some cases, potentially toxic substances. See Mold FAQ.

* Radon: Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations. Radon testing takes about 2-7 days, and requires a lab test. See Radon FAQ.

* Methamphetamines: Residue from meth use or manufacture may remain in a home for months or even years, impacting the livability of a property for future owners. A test can verify if there was meth in the home. Further testing can be done for a fee.

I love these guys. No bull. They are knowledgeable, experienced, and thorough. Totally independent. Easy to understand printed reports. No stone goes uncovered. I would use them again in a heartbeat.
