Financial:
-Bill Owners for Maint. /Common Chgs. (This can be done via email.)
-Deposit Finds into the Bldgs. Bank Account. (Direct Deposit available.)
-Pay Bills incurred by Bldg. (Insurance, porter, plumbing, electric, etc.)
-Work with CPA to Prepare Budget and Year End Audit,
-Prepare Annual Financial Plan (Capital Projects; Set Financial Goals),
-Follow Up on Delinquent Payments,
-File necessary Taxes,
-Provide the Board with an easy to understand monthly Income & Expense Report
Operational:
-Prepare Annual List of Goals and Projects to be accomplished.
-Set benchmarks for Projects and advise the Board by email of project status.
-Regularly Attend Board Meetings (and Annual Meeting); Take minutes.
-Regularly Visit Building; Meet and Supervise the Supt.,
-Hire Contractors, Suppliers, Vendors, Professionals,
-Arrange for Building to Comply with City Requirements:
(Boiler, elevator, insurance, tests and inspections, Dept of Bldgs., and Finance Dept.),
-File Papers to obtain Annual City Real Estate Tax Abatement (STAR and SCRIE credit as well.)
-Respond to calls from Shareholders and Tenants
-Provide Application; Coordinate interviews for Sale or Sublet of Apartments.
-Act as Transfer Agent for Apt. Sales.
