Planning and Programming
Client Contact and Programming:
Develop the project's program via a face-to-face meeting with the client to create a connection and understanding of the client's specific goals.

Analyze Site Potential:
Analyze potential sites for access, visibility, development capacity, appropriateness of best use, adjacent public utility accessibility, and local zoning and planning development interests.

Facilities Programming:
Develop detail site and building programs including requirements for development, building square footage, parking and landscaping, photometric, and surface retention. This service will establish prototype facilities with the required amenities.

Analyze Facilities Budget:
Analyze the project costs for land, building, and associated development fees such as construction interest costs, working capital, governmental fees, and contingency costs to ensure compliance with the budget.

Local Government Issues:

Prepare drawings and specifications that highlight the type of interior space that you want to illustrate to your clients or customers.

Tenant Improvements Design:
Prepare drawings and specifications that highlight the future lease or rent area for your tenants.

Custom Design Services:
Prepare drawings and specifications for unique pools and patios, shelving and isle arrangements, imagery facades, and status catching entries.


Construction and Project Management
Due Diligence:
Perform due diligence for potential site and construction conditions/deficiencies, which can include coordination of superintendent and sub-contractors.

Project Administration:
Prepare scope of services, coordinate all design professionals, interview and select engineers, contractors and/or consultants, create bid documents, coordinate environmental and traffic reports, create detail specifications, interface with public utilities, and establish timetables for completion of construction documents.


Construction Administration:
Monitor and verify the construction process. Review construction quality, project schedules, and substitute product submittals. Monitor construction site for OSHA and other governmental regulations.
